Selling your Home? Prepare it for your Realtors First Visit | Gay Real Estate

Before you sell your home and have your realtor come and look at the property you’ll need to do several things to fix the place up and make it presentable. The way your home looks cаn be a big selling point. Here’s what you should do.

Remove Clutter

Your home probably has a few areas that could use some organizing & de-clutter; the laundry area, a child’s bedroom, the den/family room, the kitchen and other areas that typically collect clutter. Before you have your realtor visit your home, remove all the clutter from the home. Pick up clothing, put toys away, remove newspapers, and other small objects that are lying around the home, clean counter-tops of excess appliances, shelves of excess nick-knacks, etc., have a look at each room and remove everything that’s not being used.

General Cleaning

Give your home a general cleaning.  Here are some things you need to do in terms of general cleaning.

  • Full Dusting – Dust all the furniture, baseboard heaters, pictures, and other objects like light fixtures in the home.
  • Wash Windows – Make sure all the windows are washed both outside and inside.
  • Clean Furniture – Make sure furniture is polished and cleaned.
  • Vacuuming – Have the carpets cleaned and vacuum them again prior to the arrival of the realtor.
  • Clean Stove – Make sure the stove has been cleaned well.
  • Fridge – Clean the refrigerator and remove clutter from the outside such as excessive magnets or other items.
  • Bathroom - Clean the sinks, bathtub and give the toilet a good scrub.
  • Pantry – clean the pantry so food is stacked well and looks organized.
  • Wash Walls – Give the walls a good wash to remove fingerprints and grime.

Painting and Maintenance

Make sure the paint on the home looks good. Check the rooms and see where you could touch up the paint. If the paint is worn, faded or cracked then consider a fresh coat of paint.  Have a look at the roof and if there’s moss/debris then remove this or have someone do it for you.

Yard

Make sure the yard is clean and that there are no toys or other items on the lawn. Clean up the garage and put all the tools away where they belong. Mow the grass if it needs it and make sure the shrubs, trees, and other plants in your yard look presentable.

Repairs

If you have any minor repairs to do, now is the time to complete them.  This could include leaking pipes, holes in the walls, or anything that’s broken or out of place in the home.  For example, if the moulding around the bottom of the wall is cracked or broken then this should be repaired and repainted. Don’t take on any major repair projects if you have them planned prior to the realtor coming over because you might not be finished when they arrive.
