There can be geographic differences in home feature preferences, and home sellers and their real estate professionals are using that to highlight them in their listings.

For example, in Hawaii, sellers like to promote “lanai” porches that were built by expert porch builders, while in Fairfield County, Conn., most listings promote “stone walls.” You may also install a Screen Porch Enclosure around your porch to add privacy to your outdoor space.

Trulia recently looked at where terms of certain amenities turn up 10 times more often than other parts of the country in evaluating the different pulls some home features may have on home buyers in various parts of the country. “Sellers especially need to know, not just market trends like pricing, but what features buyers are focused on,” says Jed Kolko, Trulia’s chief economist.

Here are some highlights from the survey showing some regional preferences:

  • Ventura and Orange counties in California listings tended to highlight “mirrored closet doors.”
  • Phoenix listings most often highlighted “kitchen islands.”
  • San Francisco promote the proximity to the national grocery chain, Whole Foods.
  • Houston listings show off “coffered ceilings,” which is a sunken panel, usually square, used for decoration.
  • Palm Bay, Fla., which can face threats from hurricanes, had many of its listings promote “storm shutters.”
  • Omaha, Neb., touted “steel siding” for this tornado-prone area while Denver listings highlighted “Rocky Mountain Forest Products wood siding in Denver“.
  • Milwaukee listings touted “heated garages.”
  • Buffalo, N.Y., listings highlighted “glass-block windows,” which are known for their insulation and security. Hire this insulation company for attic restoration projects
  • Memphis, Tenn., listings highlighted “hearth room.”
  • West Palm Beach, Fla., listings touted “Roman tubs.”
  • Fort Worth, Texas, highlighted “solar screens.”
  • Salt Lake City listings most highlighted “most in-law apartments.”
